
Oaktree makes a strategic investment and forward capital commitment in the residential transition lender, backing its $5B origination platform.
Temple View Capital, a private lender focused on residential real estate investors, has struck a strategic partnership with Oaktree's Asset-Backed Finance strategy. The deal includes a forward capital commitment and a direct investment in the company, according to a statement Tuesday.
The capital commitment and investment strengthen TVC's funding mix, which already includes bank lines and a securitization shelf. The partners said the deal increases lending capacity and funds technology and talent.
Since its founding in 2017, TVC has originated more than $5 billion in residential transition loans for professional real estate investors nationwide. The company provides ground-up construction, fix-and-flip, bridge and DSCR loan products, and runs an active rated securitization platform.
"Oaktree's investment is a strong endorsement of the platform we have built over the past nine years," said Steven Trowern, co-founder of Temple View Capital. Michael Niccolini, also a co-founder, said Oaktree's familiarity with the residential transition lending space made it a natural partner.
Oaktree is a global alternative investment manager with a focus on credit. The firm manages capital for institutional investors across public and private strategies.
Financial terms of the transaction were not disclosed. Winston Taylor LLP and Nelson Mullins Riley & Scarborough LLP served as legal counsel to Temple View Capital. Alston & Bird LLP served as legal counsel to Oaktree.
