Nova Scotia private island with off-grid lodge sells for $6M

A private island off the coast of Nova Scotia sold for $6 million, the listing brokerage confirmed Tuesday. The buyer of Strum Island, a 10-acre property in a collection of islands near the town of Lunenburg, now owns a lodge with enough infrastructure to operate independently of the mainland.

The island can only be reached by boat or helicopter. The property includes a main lodge, a guest house, a boathouse, and a greenhouse. Solar panels and a backup generator supply power. A well provides fresh water. The seller had owned the island for roughly two decades and listed it in early 2024.

Strum Island sits in Mahone Bay, a region known for its summer tourism and sailing routes. The nearest mainland access point is about 15 minutes by boat. The sale price reflects the premium for self-sufficiency in a remote setting, brokers said. Comparable off-grid island properties in the region have traded between $3 million and $8 million over the past three years.

The buyer was not identified in the listing documents. The transaction closed in late March.
