Morgan Sindall starts building 205-bed Royal Engineers facilities at Catterick as part of the MOD's Defence Estate Optimisation. The project will free up Ripon barracks for 1,300 homes.
Morgan Sindall has started construction on a 205-bed accommodation block and support facilities for the Royal Engineers at Catterick Garrison. The project is part of the Army's Defence Estate Optimisation portfolio. It prepares the barracks for the relocation of 21 Engineer Regiment from Claro Barracks in Ripon. The move is scheduled for 2027.
The Defence Infrastructure Organisation awarded the contract. The works include 205 new and refurbished single living bedspaces for junior ranks and officers. A workshop for the Light Aid Detachment, which recovers, repairs and maintains equipment, will be built. Garaging and sports facilities, plus storage, are part of the plan. Five existing buildings will be refurbished.
The ground-breaking ceremony marked the start of construction on the first building. The entire project is set to complete by the end of 2027.
Once vacated, the Ripon barracks will be redeveloped into housing. Homes England and the Ministry of Defence announced plans in 2025 for 1,300 homes. The first phase will begin at the vacant Deverell Barracks site. The remaining parcels will follow after the regiment departs.
The Defence Estate Optimisation programme is a multi-year effort to modernise military facilities and release surplus land. It covers roughly 150 projects across the UK. For construction firms with MOD accreditation, the programme provides a visible pipeline of work. Morgan Sindall (LSE: MGNS) is one of several contractors active in this space.
The contract value was not disclosed. The scope – 205 bedspaces, a workshop, sports facilities, and refurbishment – points to a meaningful addition to the company's order book. The award demonstrates a continued relationship with the Defence Infrastructure Organisation.
The housing redevelopment at Ripon adds a longer-term angle. The 1,300 homes will be delivered in phases, starting at Deverell Barracks. That site is already vacant, so construction could begin sooner. The remaining parcels depend on the regiment's departure. For housebuilders and infrastructure providers, the Ripon site represents a multi-year opportunity. Homes England is leading the delivery.
Morgan Sindall's completion deadline of end-2027 aligns with the DEO timeline. The next visible milestone is the handover of the Catterick facilities. After that, the Ripon sites become available for development. Investors tracking the UK construction sector should monitor DEO contract awards as a leading indicator of demand for military accommodation and infrastructure work.
