"The PIP tells you what the brand wants the hotel to become," said Ramon Rodriguez, founder of Data Capture Service. "It does not tell you what the hotel is right now. Most properties are working from original construction drawings that are fifteen or twenty years old and have been through two or three renovations since. The walls moved, the plumbing moved, the ceiling heights changed. When design starts from drawings that don't match the building, every one of those differences turns into a change order later."
The service uses one site visit scheduled around occupancy. DCS deploys Leica RTC360 and BLK360 laser scanners, Matterport Pro3 cameras, and drone capture for roofs, façades, parking, and site context. From that data it delivers a verified set of existing conditions: as-built drawings, Scan-to-BIM models, MEP documentation, floor plans, and virtual tours. Every stakeholder – architect, contractor, lender, brand reviewer – works from the same dataset.
"Owners call us when the PIP has been issued and the clock is already running," said Terra Rodriguez of Data Capture Service. "What we want hotel owners to know is that the best time to capture the property is before the design team is engaged, because that is when accurate existing conditions save the most money. The second best time is right now."
